Third Party Management Services
Property Management:
Tulepan Managements staff is composed of skilled managers who think as owners and use their entrepreneurial expertise to find effective solutions to all property-related issues so that the goals and needs of our clients and tenants are met. Tulepan Management will guarantee that we can reduce controllable expenses by a minimum of 10% within 1 year of taking on a new property. For each assignment, we assemble a management team that includes one of our firm’s principals, a director of operations, leasing specialist and accounting professional. This full-service approach ensures consistent performance in all aspects of management, with services that include:
• Property Manager personally collects rent on the 1st of the Month
• Maintain Tenants monthly sales figures and collection of Percentage Rent
• Building Maintenance & Repairs (We will self perform some work at the property to keep costs lower)
• Monthly Financial Accounting Statements
• Lease Administration
• Tenant Retention Programs
• Constant review of Vendor Contracts and Performance
• CAM & Operating Expense Reconciliation
• At least 3 Property Inspections per week
• Tenant Improvement Coordination
• 24/7 Emergency Response
Leasing:
When marketing your property, we don’t just put up a For Lease sign. We aggressively market every property by utilizing all forms of Internet presence such as Loopnet, Costar, Message Boards, email blasts and Commercial RE Websites. We will attend every Real Estate convention, networking, and breakfast in the local area. Additionally we engage in an intensive cold calling campaign. And lastly we will live and breathe the 1,3,5 mile markets and take quick and aggressive action to bring new tenants to that particular market and offer possible relocation to existing tenants. We make it our business to become experts in the markets where our properties are located. Our company has built relationships with major retailers and Brokers over the last 20 years from New York to Florida. We have completed lease transactions with 24 Hour Fitness, Verizon Wireless, Save A Lot Grocer, Bank of America and Quest Diagnostics just to name a few.
Ground up Development:
Our development team has extensive experience in ground-up development, Brownfield redevelopment, site selection, entitlements, permitting, design, complex environmental issues, incentives, and sustainable and Green design. The biggest challenge many development projects face is navigating through the approval and permitting process which includes coordinating the interests of all stakeholders—the surrounding neighborhood, the municipality, regulatory agencies, the project's tenants, and investors—takes keen insight, strong relationships, and dedication to the project. Our team thrives on this collaboration and coordination, and oversees the entire process from acquisition and development through project completion.
